We can advise on planning permission requirements to ensure the greatest chance of gaining planning permission for a development or give guidance on permitted development rights. Due to our vast experience in dealing with the local Council’s planning departments, we have a good understanding of planning policies and what is likely to be granted. We have a very high success rate of ‘first time approvals’ based on this knowledge.

On larger and more complex projects we work closely and in conjunction with our network of consultants including planning consultants, arborists, highways consultants, structural engineers and energy consultants to provide the required technical expertise to maximize the chances of gaining consent for your scheme.

Our in house team will design and prepare both planning and construction drawings. James Gabriel is your first point of contact to provide solutions to your extension/development requirements.

Planning.

The planning system, administered by the Local Authority, is there to protect neighbouring properties, the local area and the environment. All Local Authorities have differing planning policies that have to be considered. They try to ensure a development is suitable and appropriate for the location whilst ensuring the character of the area is not adversely affected. In 2008 permitted development laws were re-written by central government that allow certain types of development which are outside of the local planning policy.

These permitted development rights can allow certain types of extensions that would not be possible under planning policy. Until planning/lawful development consent has been granted by the Local Authority, no scheme can legally be built and any work commenced on site is at risk to the client.
Without a planning consent or a certificate of lawful development, problems can arise when a property is sold. Without these documents which form parts of solicitors searches, delays in the sale can occur and these approvals may even need to be applied for retrospectively. Building Regulations.

The Building Regulations or Approved Documents are a series of technical publications that encompass all aspects of construction from fire safety to thermal efficiency, structural integrity to drainage, ventilation and safety.

All building works needs to comply with the relevant building regulations. To govern this, Building Inspectors initially check our construction drawings together with the structural specification and secondly make site visits during the building work to check and sign off key stages. They will issue a Final Certificate once the project is complete.

Project Management.

James Gabriel have extensive experience in carrying out project management services for a broad range of clients with residential or commercial buildings. We are familiar with projects of various size and levels of complexity.

Our project team has the skill and experience to plan and control each aspect of the project lifecycle – from definition and design, to implementation and control, through to the successful delivery of the project.
